Read the tract, interest, and written terms.

A mineral purchase offer, royalty offer, division-order request, and oil and gas lease are different records. Keep a copy of each one.

  1. Keep the documents.Save the letter, envelope, purchase agreement, oil and gas lease, division order, deed, and any email about the interest.
  2. Check the tract and interest.Look for the county and legal description. Check whether the offer is for minerals, royalty, a lease, or an undivided part of an interest.
  3. Read the terms.For a purchase offer, look at the interest, price, and closing terms. For a lease, look at the bonus, royalty, primary term, and legal description.
  4. Check inherited interests.If the interest came through a parent, grandparent, or estate, deeds and probate records may affect the ownership share. Other heirs may own an undivided part.
  5. Use your own adviser when needed.A lawyer, tax adviser, or other trusted professional can give advice that this site does not provide.
