If several people own minerals under one tract, each can hold an undivided share in the whole mineral estate. The fraction does not put one owner in a separate corner of the surface.
The fraction comes from the record chain
A share can change after a sale, inheritance, probate, divorce, deed, or other recorded transfer. One old deed may not show the current fraction.
Surface and minerals can be separate
The person who owns the surface is not always the person who owns the minerals. Reservations and separate mineral deeds are common reasons the interests differ.
Tie every share to the legal description
Use the county, survey, abstract, lot, block, or other legal description to connect a fractional interest to the correct tract. A well name or family name alone is not enough.
